St. George Island is my top recommendation for buyers focused on vacation rental income at a lower entry price than 30A. The island has no high-rise development, pristine beaches, and a state park that limits future supply. Gulf-front properties here generate strong rental income, and the buyer pool for resale is growing as more people discover the island.
Cape San Blas is more complex — the North Cape vs South Cape distinction matters enormously. North Cape properties have better road access and more established rental history. South Cape is more remote and exposed. I always walk buyers through the specific dynamics of each area before they make an offer.
Mexico Beach is the most interesting value play right now. Post-Michael new construction is built to current codes, priced well below comparable Gulf-front inventory elsewhere, and benefiting from growing vacation rental demand as the town rebuilds its identity.
