Two of Florida's Most Pristine Barrier Islands

St. George Island and Cape San Blas are both barrier islands on the Florida Forgotten Coast — both undeveloped, both pristine, and both beloved by buyers who want to escape the commercial beach resort experience. They are about 60 miles apart by road, in different counties, and have some important differences that buyers need to understand.


Location and Access

St. George Island is in Franklin County, connected to the mainland by a bridge from Eastpoint. It is about 30 miles south of Tallahassee and 90 miles east of Panama City Beach. The island is about 28 miles long, with the eastern portion being Dr. Julian G. Bruce St. George Island State Park (undeveloped). The western portion has the community of St. George Island with vacation homes, restaurants, and shops.

Cape San Blas is in Gulf County, a narrow peninsula that juts south from Port St. Joe. It is about 100 miles east of Panama City Beach. The peninsula is largely undeveloped — much of it is part of the St. Joseph Peninsula State Park system. There is no bridge; you drive down the peninsula from Port St. Joe.


CBRA Zones: The Critical Difference

This is the most important distinction between the two markets.

Cape San Blas has significant CBRA (Coastal Barrier Resources Act) zone coverage. A substantial portion of the peninsula is in CBRA zones, which means:

  • No NFIP flood insurance available
  • No FHA or VA financing
  • No federal disaster assistance
  • Smaller resale pool

Not all of Cape San Blas is in CBRA zones — some areas are outside CBRA. But buyers must verify CBRA status for any specific parcel before making an offer.

St. George Island also has some CBRA zone coverage, but the developed western portion of the island (where most vacation homes are) has more areas outside CBRA zones. Buyers should still verify CBRA status for any specific parcel.

Verdict: Both require CBRA due diligence. Cape San Blas has more extensive CBRA coverage overall.

St. George Island Gulf-front homes range from approximately $700,000–$2.5M. The island has a more established vacation rental market and slightly higher prices than Cape San Blas at comparable positions.

Cape San Blas Gulf-front homes range from approximately $600,000–$2M. The more remote character and CBRA complications keep prices slightly lower than St. George Island.

Verdict: St. George Island commands a modest premium. Cape San Blas offers slightly more accessible prices.


Rental Income

St. George Island has a well-established vacation rental market. The island's proximity to Tallahassee (a large state government and university city) provides a strong local demand base in addition to tourist demand. Nightly rates for a 3–4BR Gulf-front home run $300–$700+/night in peak season.

Cape San Blas also has a strong vacation rental market, with similar nightly rates. The more remote character attracts buyers who specifically want to escape commercial beach development.

Verdict: Both have strong rental markets. St. George Island has a slight edge due to its proximity to Tallahassee demand.


Short-Term Rental Rules

Flood Risk

Buy on St. George Island if:

Buy on Cape San Blas if:

  • Maximum remoteness and natural character matter
  • You want the most undeveloped barrier island experience in Florida
  • You have verified the property is outside CBRA zones
  • Gulf County's lower price points appeal
