The right time to get a mortgage preapproval is before you start seriously looking at properties — not after you find one you want to buy.
Why Timing Matters
On the Emerald Coast, well-priced properties in desirable communities can receive multiple offers quickly. If you find a property you want to buy but do not have a preapproval letter, you have two problems:
- You cannot make a credible offer. Sellers and listing agents expect a preapproval letter with any offer. An offer without one will not be taken seriously.
- Getting preapproved takes time. Even with a responsive lender, gathering documentation and getting a preapproval letter typically takes 1–3 business days. In a competitive situation, that is too long.
The Right Sequence
- Decide you are serious about buying — not just browsing
- Get preapproved — submit documentation to a lender and receive a preapproval letter
- Start actively searching with your agent
- Make offers with your preapproval letter in hand
How Early Is Too Early?
Most preapproval letters are valid for 60–90 days. If you get preapproved and then take 4 months to find a property, you will need to update your documentation and get a new letter. This is not a problem — it is a quick process the second time.
Getting preapproved 2–3 months before you expect to make an offer is reasonable. Getting preapproved a year in advance is premature unless your financial situation is very stable.
