How Does Roof Age and Condition Affect Insurance and Financing in Florida?

Roof age is one of the most consequential factors in Florida real estate. It directly affects your ability to get homeowners insurance, how much that insurance costs, and whether your lender will approve the loan.


The Insurance Problem

Florida's homeowners insurance market is highly sensitive to roof age. Many Florida insurers will not write a new policy on a property with a roof older than 15–20 years. Some carriers have stricter limits — 10–15 years for certain roof types.

Why this matters for buyers: If you cannot get homeowners insurance, your lender will not fund the loan. No insurance = no financing = no closing.

Even if you can get insurance on an older roof, the premium will be significantly higher than for a property with a newer roof.


The Financing Problem

Most conventional lenders require that the roof have a remaining useful life of at least 2–3 years. If the appraiser notes that the roof is at or near end of life, the lender may require replacement before closing.

FHA and VA loans have stricter requirements — the appraiser must certify that the roof has at least 2 years of remaining useful life.


What to Do Before Making an Offer

Ask about the roof age. The seller's disclosure form should include the roof age. If it does not, ask directly.

Get a roof inspection. A roofing contractor can assess the roof's condition and remaining useful life. This is separate from the standard home inspection.

Get insurance quotes before going under contract. Contact an insurance agent with the property address and roof age to get preliminary quotes. This tells you whether the property is insurable and at what cost before you commit.


Negotiating for a Roof Replacement

If the roof is aging or in poor condition, you have several options:

  • Ask the seller to replace the roof before closing. This is the cleanest solution.
  • Negotiate a price reduction or seller credit to cover the cost of replacement.
  • Accept the condition and plan to replace the roof yourself after closing — but make sure you can get insurance in the meantime.
