South Cape San Blas — Remote Gulf-Front Living at the Tip of the Peninsula

Neighborhoods

South Cape San Blas is the most remote section of the Cape — a narrow barrier strip at the tip of the peninsula with exceptional Gulf-front access, significant CBRA exposure, and a character unlike anywhere else in Florida. Here is what buyers need to know.

South Cape San Blas — Remote Gulf-Front Living at the Tip of the Peninsula

South Cape San Blas is where the peninsula narrows to its most dramatic point — a thin strip of sand between the Gulf of Mexico and St. Joseph Bay, with water visible on both sides in many locations. This is the most remote, most natural, and most exposed section of the Cape. It is also where some of the most compelling Gulf-front real estate on the Forgotten Coast can be found.

Buying on the South Cape requires a clear-eyed understanding of what you are getting into. The remoteness, the CBRA exposure, the erosion risk, and the insurance complexity are all more pronounced here than on the North Cape. But for buyers who understand and accept these factors, the South Cape offers a Gulf-front experience that is genuinely unlike anything else in Florida.

What Is South Cape San Blas?

South Cape San Blas encompasses the properties along Cape San Blas Road from approximately the midpoint of the peninsula south to the tip, where the road ends at St. Joseph Peninsula State Park. This section includes some of the most dramatic Gulf-front scenery on the Cape — narrow lots with Gulf on one side and bay on the other, elevated homes on pilings, and a natural environment that feels genuinely remote.

St. Joseph Peninsula State Park occupies the southern tip of the Cape and is one of the most pristine state parks in Florida — a major draw for visitors and a permanent protection against further development at the tip.

CBRA Zone Reality on the South Cape

CBRA zone coverage is more extensive on the South Cape than on the North Cape. The narrowing of the peninsula and the proximity to the state park means that a higher percentage of South Cape parcels are CBRA-designated.

This is not a reason to avoid the South Cape — it is a reason to do thorough due diligence. Verify CBRA status for every parcel using the U.S. Fish & Wildlife Service CBRA mapper before making an offer.

Erosion and Shoreline Change

The South Cape is a dynamic barrier peninsula — the shoreline changes over time due to wave action, storm events, and longshore sediment transport. Some sections of the South Cape have experienced significant erosion; others have accreted. Understanding the erosion history of any specific parcel is important due diligence.

Review FEMA flood maps, historical aerial photography, and any available shoreline change data for any property you are considering on the South Cape.

FAQ

Is the South Cape more risky than the North Cape?

The South Cape carries more exposure — more CBRA coverage, more erosion risk, more remoteness. Whether that is "more risky" depends on your goals. For buyers who want maximum natural character and are comfortable with the complexity, the South Cape is compelling. For buyers who want simpler ownership, the North Cape is more straightforward.

How do I get to the South Cape?

Cape San Blas Road is the only road access to the South Cape. The road ends at St. Joseph Peninsula State Park. There is no through road — you drive in and drive out the same way.
