West End St. George Island — Gulf-Front Living Near the Bridge

The West End of St. George Island is where most buyers start their SGI search. It is the most accessible section of the island — closest to the bridge from Eastpoint, closest to services, and home to the most established vacation rental communities on the island. The West End is where St. George Island's reputation as a world-class vacation destination is most evident: Gulf-front homes on pilings, white sand beaches, and the kind of natural beauty that has made SGI one of the most beloved barrier islands in Florida.

What Is the West End?

The West End of St. George Island encompasses the properties from the bridge (at the western tip of the island) east to approximately the midpoint of the developed section of the island. This area includes the highest concentration of Gulf-front vacation rental homes on SGI, the most established property management infrastructure, and the easiest access to Eastpoint and Apalachicola services.

The West End is where the island's commercial activity is concentrated — the small collection of restaurants, shops, and services that serve the island's visitors and residents.

Why St. George Island Is Different

St. George Island has maintained a character that most Florida barrier islands have lost. There are no high-rises, no chain restaurants, no resort hotels. The island's development is limited to single-family homes and small-scale commercial uses — a character protected by Franklin County's development regulations and the island's relative remoteness.

The beaches on SGI are consistently rated among the best in the United States — wide, white, and uncrowded compared to the Emerald Coast. The Gulf water is clear and warm, and the natural environment of the island — including the Dr. Julian G. Bruce St. George Island State Park at the eastern end — is exceptional.

Flood Zones

West End properties sit in a mix of flood zones. Gulf-front properties are in VE zones (coastal high hazard) — the highest-risk flood zone designation. Properties further from the Gulf may be in AE zones. Flood insurance is required for federally backed mortgages on properties in Special Flood Hazard Areas.

CBRA zone coverage exists on St. George Island. Verify CBRA status for any specific parcel before purchasing.

The West End of St. George Island is one of the strongest vacation rental markets on the Forgotten Coast. The island's reputation, beach quality, and natural character produce consistent rental demand.

Typical gross annual rental income:

  • 3BR/2BA Gulf-front: $70,000–$110,000
  • 4BR/3BA Gulf-front: $95,000–$150,000
  • 5BR/4BA Gulf-front: $130,000–$200,000+

These are gross figures before management fees, cleaning, insurance, and taxes.

FAQ

How does St. George Island compare to Cape San Blas for vacation rentals?

SGI and Cape San Blas are the two strongest vacation rental markets on the Forgotten Coast. SGI generally produces slightly higher rental income due to greater name recognition and a more established rental market. Cape San Blas offers more natural character and lower prices in many cases.

What is the drive from St. George Island to Apalachicola?

Apalachicola is approximately 10 miles from the SGI bridge — about 15 minutes. Apalachicola has restaurants, grocery, and services that SGI residents rely on.
