NAS Whiting Field in Milton is the Navy's primary flight training installation, home to Training Air Wings Four and Five. It trains more military pilots than any other base in the world. The surrounding Santa Rosa County communities — Milton, Pace, and East Milton — are the primary housing markets for flight students and instructors.
Milton and Pace — affordable Santa Rosa County
Milton and Pace offer single-family homes in the $250K–$450K range, significantly below Navarre Beach or Pensacola Beach pricing. Both communities have good schools, low crime, and easy access to I-10 and Highway 90. Pace is the more suburban of the two, with newer construction and strong school ratings.
Commute times from key neighborhoods
Milton city center to NAS Whiting Field main gate: approximately 10–15 minutes via Highway 87. Pace to Whiting: 15–20 minutes. Navarre to Whiting: 25–35 minutes. East Milton: 5–10 minutes. Pensacola: 35–45 minutes depending on traffic.
Flood zones and insurance in Santa Rosa County
Much of Milton and Pace is in FEMA Flood Zone X (minimal flood hazard), which means flood insurance is not required by most lenders. Properties near the Blackwater River, Yellow River, or Escambia Bay carry higher flood risk. Always verify the flood zone for a specific address before making an offer.
