Not every Destin condo allows vacation rentals — and the rules vary building by building. This guide covers the most popular STR-friendly complexes in Destin, what to look for in the condo documents, and how to verify rental eligibility before you make an offer.
Destin is one of the top short-term rental markets on the Gulf Coast — but "Destin condo" does not automatically mean "vacation rental allowed." Rental eligibility is set by each building's condo declaration and HOA rules, not by the city. Some buildings allow nightly rentals with no minimum stay. Others require a 30-day minimum. A few prohibit rentals entirely. Buying without checking is one of the most expensive mistakes a Destin investor can make.

How Short-Term Rental Eligibility Works in Destin
In Destin and unincorporated Okaloosa County, short-term rentals (stays under 30 days) are generally permitted by local ordinance — but the condo association's governing documents override local law when they are more restrictive. Before you rely on "the county allows it," you must read:
- The Declaration of Condominium — the master document that controls rental use
- The Rules and Regulations — often more specific on minimum stay lengths
- Any recorded amendments — rules change; always get the current version
The Florida Vacation Rental Act (Chapter 509) protects existing STR rights from new local bans, but it does not override private HOA restrictions already in the condo documents.
STR-Friendly Destin Condo Buildings
The following complexes are well-known in the Destin market for permitting short-term vacation rentals. Always verify current rules with the association before making an offer — documents can be amended.
Crystal Beach Area (Hwy 98 Corridor)
Pelican Beach Resort One of Destin's largest and most active vacation rental buildings. Nightly rentals permitted. On-site management available. Strong rental history data available from sellers.
Emerald Isle Gulf-front complex with established STR history. Nightly rentals allowed. Popular with investors for its rental income track record.
Destin West Beach & Bay Resort Dual-tower complex on Okaloosa Island (Fort Walton Beach side of the bridge). Nightly rentals permitted. Both gulf-front and bay-front units available.
Destiny by the Sea Smaller boutique complex near Crystal Beach. STR-friendly with no minimum stay restriction in the current declaration.
Miramar Beach / Sandestin Corridor
Tops'l Beach & Racquet Resort Large resort community with multiple building types. Vacation rentals permitted in the resort-designated buildings. Verify which specific building/phase you are buying in — rules vary by phase.

Harbor / Mid-Bay Area
Harborwalk Village condos Units in and around Harborwalk are generally STR-friendly given the resort nature of the development. Verify individual building documents.
Destiny Palms Smaller complex near the harbor. STR permitted with no minimum stay requirement.
Destin Condos That Restrict or Prohibit Short-Term Rentals
Not every Destin condo is investor-friendly. Some well-known complexes with rental restrictions include:
- Sandestin Golf and Beach Resort (residential villages) — many villages within Sandestin have 30-day minimum rental requirements or owner-occupancy rules. The resort-designated buildings are different. Read the specific village documents carefully.
- Indian Bayou area condos — several complexes in this neighborhood are owner-occupant or long-term rental only.
- Certain Crystal Beach townhomes — some townhome-style condos near Crystal Beach have 30-day minimums in their declarations.
This is not an exhaustive list. Any building can amend its rules. The only reliable answer comes from reading the current governing documents.
What to Look for in the Condo Documents
When you receive the condo documents during your inspection period, look for these specific provisions:
Minimum stay language: Phrases like "no rental for a period of less than 30 days" or "no transient rentals" mean short-term rentals are prohibited. "No restriction on rental period" or silence on the topic generally means STRs are allowed.
Owner-occupancy ratios: Some declarations require a minimum percentage of units to be owner-occupied. This affects financing (conventional loans require certain ratios) and can signal a building that discourages investors.
Rental registration requirements: Many STR-friendly buildings require owners to register their unit with the association and provide guest contact information. This is administrative, not a restriction.
Management company exclusivity: Some buildings require you to use the on-site rental management company. This limits your flexibility to use Airbnb, VRBO, or your own management.
Financing a Destin STR Condo
Conventional financing (Fannie Mae/Freddie Mac) has specific rules for condos used as short-term rentals:
- Warrantable condos: Must meet investor concentration limits (no more than 35% of units owned by one entity), owner-occupancy ratios, and other criteria. Warrantable condos qualify for standard conventional rates.
- Non-warrantable condos: Many high-density resort condos in Destin are non-warrantable due to investor concentration or hotel-style amenities. These require portfolio loans or DSCR loans, which carry higher rates and larger down payments.
- Condo-hotel (condotel) classification: Buildings with front-desk check-in, daily housekeeping, and pooled rental programs are classified as condotels by lenders. Conventional financing is not available. Expect 25–30% down and portfolio loan rates.
Ask your lender to run a warrantability check before you fall in love with a specific building.
How to Verify STR Eligibility Before Making an Offer
- Ask the listing agent for the condo declaration and rules before submitting an offer. Any competent listing agent will have these on file.
- Search the Okaloosa County Clerk's records for the recorded declaration. It is a public document.
- Call the HOA management company and ask directly: "What is the minimum rental period allowed under the current declaration?"
- Review the most recent meeting minutes for any pending rule changes or amendments under consideration.
- Check the county's vacation rental registry to confirm the building has active registered rental units — a practical indicator that STRs are operating there.
Do not rely on the seller's verbal representation or the listing description. Read the documents yourself, or have your buyer's agent pull them before you write the offer.
Rental Income Expectations in Destin
Destin STR condos in well-located buildings with gulf views typically generate:
- Gulf-front 1BR/studio: $35,000–$55,000 gross annual rental income
- Gulf-front 2BR: $55,000–$80,000 gross
- Gulf-front 3BR: $75,000–$110,000 gross
- Non-gulf-front 1BR: $20,000–$35,000 gross
- Non-gulf-front 2BR: $30,000–$50,000 gross
These are gross figures before management fees (typically 20–30%), HOA fees, insurance, taxes, and maintenance. Net income after all expenses is typically 40–55% of gross for a well-managed unit. Verify actual rental history from the seller — ask for 2–3 years of rental statements.
