Scenic Highway 30A runs 19 miles through Walton County, connecting more than a dozen distinct communities between Inlet Beach on the east and Dune Allen Beach on the west. Each community has a different character, architectural style, price point, and buyer profile. Choosing the right community is as important as choosing the right property.

Eastern 30A Communities

Inlet Beach

The easternmost community on 30A, Inlet Beach has seen significant development over the past decade. It offers more affordable entry points than the central 30A communities while still providing access to the 30A lifestyle. Proximity to Pier Park in PCB is a bonus for buyers who want entertainment options.

Best for: Value-oriented buyers, investors who want 30A access at lower prices. Price range: Condos from $400K; single-family from $700K.

Alys Beach

One of the most architecturally distinctive communities on 30A — all white stucco, courtyard homes, and strict design standards. Limited inventory and high demand keep prices at the top of the 30A market. Strong rental demand from premium renters.

Best for: Buyers who want the most exclusive 30A address, premium rental income, architectural distinction. Price range: Single-family from $2M to $15M+.

Rosemary Beach

European-inspired architecture, a walkable town center, and one of the strongest rental markets on 30A. Rosemary Beach has a distinct identity and loyal repeat visitor base.

Best for: Buyers who want walkability, strong rental income, and a community with a clear identity. Price range: Single-family from $1.5M to $10M+; condos from $700K.

Seacrest Beach

More affordable than Alys Beach and Rosemary Beach, Seacrest Beach offers community pool access and a quieter character. Good value play for buyers who want eastern 30A at a lower price.

Best for: Value buyers, families, buyers who want 30A access without the premium address. Price range: Condos from $400K; single-family from $700K.


Central 30A Communities

WaterColor

The largest master-planned community on 30A, WaterColor has resort amenities (multiple pools, tennis, the WaterColor Inn), a town center, and a wide range of property types. It is the most accessible entry point into the premium 30A market.

Best for: Buyers who want resort amenities, a wide range of price points, and strong rental demand. Price range: Condos from $700K; single-family from $1.2M to $8M+.

Seaside

The original new urbanist community on 30A — the model that inspired WaterColor, Rosemary Beach, and Alys Beach. Tight inventory, strong demand, and a walkable town center with restaurants and shops. The most recognizable address on 30A.

Best for: Buyers who want the original 30A experience, walkability, and a proven rental market. Price range: Cottages from $1M to $5M+.

WaterSound Beach

A gated community with a natural, dune-dominated character. Limited inventory and a quieter atmosphere than WaterColor or Seaside. Strong appreciation history.

Best for: Buyers who want privacy, natural setting, and a gated community. Price range: Single-family from $1.5M to $8M+.

Prominence

A newer community with more affordable entry points than the established central 30A communities. Good rental demand and a growing amenity base.

Western 30A Communities

Grayton Beach

One of the oldest communities on 30A — established, eclectic, and less resort-oriented than the eastern communities. Grayton Beach State Park is adjacent. More affordable than Seaside or WaterColor.

Best for: Buyers who want an established, non-resort character. Artists, full-time residents, buyers who want state park access. Price range: Cottages from $600K; single-family from $800K.

Blue Mountain Beach

Named for the blue lupine wildflowers that once covered the dunes. Quieter and more residential than central 30A. Good value for buyers who want western 30A at a lower price.

Best for: Buyers who want a quieter setting, value pricing, and western 30A access. Price range: Single-family from $700K.

Dune Allen Beach

The westernmost community on 30A. More affordable, less developed, and quieter than the central communities. Good for buyers who want 30A access at the lowest price point.

Best for: Value buyers, buyers who want a quieter, more residential setting. Price range: Single-family from $600K.

  • Premium address / highest rental rates: Alys Beach, Rosemary Beach
  • Best resort amenities: WaterColor, Sandestin (just west of 30A)
