Seaside was the original, built starting in 1981 and famously used as the filming location for The Truman Show. Rosemary Beach came later, built starting in 1995 with a more formal, European-influenced architectural code.

The architectural code requires traditional design elements but allows significant variety — you see pastel cottages, Victorian-influenced homes, and modernist interpretations side by side. The town center is the heart of 30A's social scene — Airstream food trucks, the amphitheater, Bud & Alley's, and the famous Seaside Pavilion. It is lively, social, and unmistakably Seaside.

Rosemary Beach has a more formal, European character.
