The Two Largest Beach Markets on the Panhandle

Panama City Beach and Destin are the two most visited beach destinations on the Florida Panhandle. Both have high-rise Gulf-front condos, active short-term rental markets, and strong tourism economies. But they have distinct characters, different price points, and different strengths for buyers and investors.


Price

Destin generally commands a modest premium over PCB, reflecting its location in Walton/Okaloosa County (lower millage rates) and its proximity to 30A. Gulf-front condos in Destin start around $400,000–$600,000. Single-family homes range from $600,000 to $3M+.

Panama City Beach is slightly more affordable at most price points. Gulf-front condos start around $300,000–$500,000. Single-family homes range from $400,000 to $2M+ for Gulf-front properties.

Verdict: PCB offers a lower entry point. Destin commands a modest premium.


Rental Market

Both are high-volume short-term rental markets. Key differences:

Destin benefits from proximity to Eglin AFB and Hurlburt Field, which provides year-round military and contractor demand that supplements tourist demand. The harbor and Crab Island sandbar are unique draws that extend the season.

Panama City Beach has the highest raw visitor volume of any Panhandle market — millions of visitors per year. Spring Break is a significant driver (which some owners embrace and others avoid). Pier Park and the entertainment district attract families year-round.

Character and Vibe

Destin has a more upscale, established feel. The harbor area with its charter fishing fleet, waterfront restaurants, and the famous Crab Island sandbar give it a character that PCB lacks. The commercial strip along Highway 98 is dense, but there are quieter residential pockets.

Panama City Beach is more commercial and entertainment-focused. The 27-mile beach is the longest in the state. Pier Park, the Ripley's complex, and Gulf World Marine Park give it a family entertainment character. Spring Break has a real presence that affects the vibe in March–April.

Verdict: Destin for a more upscale, established feel. PCB for maximum entertainment and activity.
