The Case For 30A as an Investment
Premium Rental Rates
30A commands higher nightly rates than almost anywhere else on the Gulf Coast. A 3BR home in WaterColor or Rosemary Beach can gross $80,000–$150,000 annually. Gulf-front properties in Alys Beach or WaterSound can exceed $200,000 gross. These are among the highest rental income figures on the Emerald Coast.
Strong Appreciation History
30A property values have appreciated significantly over the past 15 years, outperforming most comparable Gulf Coast markets. The combination of limited supply (strict development controls), strong demand, and a high-income buyer demographic has supported prices even through market downturns.
Demand Resilience
30A attracts a higher-income renter demographic than PCB or Destin. These renters are less price-sensitive and more loyal — many book the same property year after year. This creates more predictable occupancy and less volatility than markets that depend on budget travelers.
Limited Supply
30A's strict development controls and limited buildable land constrain supply in a way that most beach markets don't experience. New inventory is limited, which supports prices over time.
The Case Against (or the Caveats)
High Purchase Prices Compress Cap Rates
A 3BR home in WaterColor that grosses $100,000 annually might cost $1.5M to purchase. After management fees (25–30%), HOA fees, insurance, taxes, and maintenance, net income might be $35,000–$45,000. On a $1.5M purchase, that's a 2.3–3% cap rate — not compelling as a pure income investment.
30A makes more sense as a combined appreciation + income play than as a pure cash-flow investment.
Management Fees Are High
Many 30A communities require or strongly incentivize use of specific property management companies. Management fees of 25–35% of gross are standard. This is higher than what you'd pay managing a PCB condo independently.
Some Communities Have Rental Restrictions
Not all 30A communities are STR-friendly. Verify rental eligibility in the specific community before making an offer — some have minimum stay requirements or owner-occupancy rules that limit rental income.
Insurance Costs Have Risen Sharply
Post-Ian and post-Helene, insurance costs for coastal Florida properties have increased significantly. Factor current insurance quotes into your underwriting, not historical figures.
