Scenic Highway 30A is one of the most desirable vacation rental markets in the Southeast United States. Properties in the right communities can generate $80,000–$150,000+ in gross annual rental income. Nightly rates during peak season regularly exceed $500–$800 for a well-positioned home.
But 30A is not a single rental market. It is a collection of distinct planned communities, each with its own homeowners association, its own covenants, and its own rules about short-term rentals. Some communities actively support vacation rentals. Others have significant restrictions. A few are effectively owner-occupied communities where short-term rental is difficult or prohibited.
The most important thing to know: You cannot assume a property on 30A is rentable just because it is on 30A. You must verify rental rules at the community level before you make an offer.
Community-by-Community Rental Overview
WaterColor — Rental-Friendly with HOA Management Requirements
WaterColor is one of the most popular vacation rental communities on 30A. It allows short-term rentals and has a well-established rental market. However, WaterColor has specific rules about rental management — rentals must be managed through approved property management companies, and there are rules about signage, parking, and guest conduct.
WaterColor's amenities (beach club, pools, tennis, Camp WaterColor) are a major draw for renters and support premium nightly rates. Expect to pay $1.2M–$3M+ for a home with strong rental income potential.
Rosemary Beach — Rentals Allowed, Strict Rules
Rosemary Beach allows short-term rentals but has some of the strictest rental rules on 30A. Rentals must go through the Rosemary Beach Rental Company or another approved manager. There are strict rules about parking, noise, and guest conduct, and violations can result in fines or rental privileges being suspended.
The upside: Rosemary Beach commands some of the highest nightly rates on 30A, and its European-inspired architecture and walkable town center drive strong repeat visitor demand. Entry prices start at $1.5M and scale significantly for Gulf-front or town center properties.
Alys Beach — Primarily Owner-Occupied, Limited Rentals
Alys Beach is the most restrictive community on 30A for short-term rentals. It is designed as an owner-occupied community, and while rentals are not entirely prohibited, the community's culture and rules significantly limit rental activity. If you are buying primarily for investment income, Alys Beach is not the right community.
Seaside — Rentals Allowed, Iconic Brand
Seaside is the original New Urbanist community on 30A and has a strong vacation rental market. Its iconic architecture, walkable town center, and cultural cachet drive premium rates. Rentals are allowed and well-established. Entry prices for rental-eligible properties start around $1M and scale significantly for Gulf-front or town center locations.
WaterSound Beach — Gated, Rentals Allowed with Restrictions
WaterSound Beach is a gated community with Gulf access and a more private character than WaterColor or Rosemary Beach. Rentals are allowed but the community has rules about minimum stay requirements and rental management. It tends to attract buyers who want a balance of rental income and personal use in a quieter setting.
Seacrest Beach, Inlet Beach, Blue Mountain Beach — More Permissive
The communities at the eastern end of 30A — Seacrest Beach, Inlet Beach, and the areas around Rosemary Beach but outside its HOA — tend to have more permissive rental rules and lower entry prices than the marquee communities. These areas can offer strong rental income at a more accessible price point, particularly for buyers who do not need the brand recognition of WaterColor or Rosemary Beach.
Blue Mountain Beach and Dune Allen Beach, at the western end of 30A, are more residential in character but allow rentals and offer lower entry prices with genuine beach access.

Grayton Beach is one of the oldest communities on 30A and has a more relaxed, bohemian character. Rental rules are generally permissive, and entry prices are lower than the planned communities. After expenses — management fees ($30,000), HOA fees ($15,000–$25,000/year), property taxes ($15,000+), insurance ($8,000–$15,000), and maintenance — net income might be $40,000–$55,000. That is a net yield of roughly 2.5–3.5%.
This is not a bad return on a property that is also appreciating and that you can use personally. But it is important to model net income, not just gross income, before you buy.
The Airbnb Question Specifically
Airbnb is one of several platforms used for 30A vacation rentals — VRBO, direct booking sites, and local management companies also drive significant bookings. The platform matters less than the property's positioning and the quality of its management.
What does matter for Airbnb specifically: some 30A communities require rentals to go through approved management companies, which may or may not list on Airbnb. If you want to self-manage and list directly on Airbnb, verify that the community allows self-management before you buy.
Walton County (which covers most of 30A) does not currently have a county-level short-term rental ordinance that restricts Airbnb. The restrictions come from individual community HOAs, not from the county.
What to Verify Before You Make an Offer on a 30A Rental Property
- Community rental rules: Does the HOA allow short-term rentals? Are there minimum stay requirements? Are there approved management company requirements?
- Rental history: Ask for the property's actual rental history — not the seller's projections. What did it gross last year? What is the occupancy rate?
- HOA fees and special assessments: 30A HOA fees can be substantial. Model your net income with actual HOA costs.
- Rental management options: Who manages the property currently? What are their fees? Can you switch managers?
