Selling a 30A vacation home is a different transaction than selling a PCB condo or a primary residence. The buyer pool is affluent, often from major metros, and purchasing for lifestyle as much as investment. The properties are more varied — from $500,000 cottages in Blue Mountain Beach to $5M+ Gulf-front estates in Alys Beach — and the pricing methodology has to account for community, view, walkability, and rental income potential simultaneously.


The 30A Buyer

30A buyers are typically high-net-worth individuals and families purchasing a second home for personal use, with rental income as a secondary consideration. They're drawn to the architecture, the community character, the dune lakes, and the slower pace compared to PCB. Many have been visiting 30A for years before they buy.

They're not bargain hunters — but they're also not unsophisticated. They know the communities, they know the price tiers, and they'll walk away from an overpriced listing.


Community Matters Enormously

On 30A, the community your property is in affects its value as much as its size or condition. Rosemary Beach, Alys Beach, and WaterColor command premiums over comparable properties in less-branded communities. Within a community, Gulf-front and Gulf-view lots are worth significantly more than interior lots.

A 2,500 sq ft home in Rosemary Beach can be worth twice as much as a 2,500 sq ft home of similar quality in a less-recognized community a mile away.


Pricing Strategy

30A pricing is hyperlocal. Comparable sales need to be filtered by community, not just zip code or town. A sale in Seaside is not a reliable comp for a property in Dune Allen Beach, even if they're a mile apart.

Your listing agent needs to know the communities well enough to identify the right comps and explain the price differential to buyers. Pricing based on broad area averages will either leave money on the table or price you out of the market.

30A vacation homes can generate strong rental income — Gulf-front homes in premium communities often gross $100,000–$300,000+ annually. But unlike PCB, where rental income is often the primary purchase driver, 30A buyers frequently prioritize personal use and lifestyle over income maximization.

That said, a documented rental history still adds value and supports a higher asking price. Prepare actual rental income statements — not projections — to support your asking price.


Timing the Sale

30A's market is most active from January through April, when buyers are planning their summer purchases and inventory is lower. That said, 30A's buyer pool is national and year-round — a well-priced property with strong marketing will attract buyers in any season.


HOA and Community Rules

Most 30A communities have HOAs with specific rules about rentals, renovations, and property use. Some communities have minimum rental periods (7 nights or longer). Know what's in your HOA documents before you list, and disclose any pending assessments or rule changes proactively.
