The Gulf-Front Premium Is Real — But Is It Worth It?

On the Emerald Coast, "Gulf-front" means the property has direct beach access — you walk out the door and you are on the sand. "Gulf-view" means you can see the Gulf from the property, but you may need to cross a road, walk through a community, or use a beach access point to reach the water.

The price difference between Gulf-front and Gulf-view is substantial — typically 30–60% or more at comparable square footage. Whether that premium is worth paying depends on how you plan to use the property.


How Much Is the Gulf-Front Premium?

The premium varies by market and property type, but here are representative examples:

Panama City Beach condos:

  • Gulf-front 2BR condo: $550,000–$750,000
  • Gulf-view 2BR condo (same building, higher floor, angled view): $400,000–$550,000
  • Gulf-view 2BR condo (across the street): $300,000–$450,000

30A single-family homes:

  • Gulf-front 3BR cottage: $2.5M–$5M+
  • Gulf-view 3BR cottage (1–2 rows back): $1.2M–$2.5M

Destin condos:

  • Gulf-front 2BR condo: $500,000–$700,000
  • Gulf-view 2BR condo (same building, side view): $350,000–$500,000

Gulf-front:
