What Causes Financing Delays for Florida Condo Purchases?

Condo purchases in Florida face financing hurdles that single-family home purchases do not. Understanding these potential delays before you go under contract can save you significant stress and money.


Lender Condo Project Approval

For conventional (Fannie Mae/Freddie Mac) financing, the lender must approve not just you as a borrower, but the condo project itself. The lender reviews:

  • The association's financial health (reserves, delinquency rates, budget)
  • The percentage of units that are owner-occupied vs. rented
  • Whether the association has adequate insurance
  • Whether there is pending litigation involving the association
  • The association's governing documents

What causes delays: Gathering the required documents from the HOA takes time. Some associations are slow to respond. Some buildings do not meet Fannie Mae/Freddie Mac requirements and are ineligible for conventional financing.


Condo Document Review

Florida law gives buyers a right to review condo documents and cancel the contract within 3 days of receiving them. The lender also reviews these documents as part of the approval process.

What causes delays: The association may be slow to provide the documents. The documents may reveal issues (pending special assessments, litigation, reserve shortfalls) that affect the lender's willingness to approve the project.


Insurance Requirements

  1. Check condo project eligibility before making an offer. Your lender can check whether the building is on Fannie Mae's approved list.
  2. Use a lender experienced with Florida condos. Lenders who regularly close Florida condo transactions know what to look for and how to move quickly.
  3. Build extra time into your closing timeline. Allow 45–60 days for a condo closing rather than the 30 days that might work for a single-family home.

You may need to use portfolio financing, DSCR financing, or another non-conventional loan product. These typically have higher interest rates.
