The Forgotten Coast's Two Main Markets

The Forgotten Coast — Gulf County's stretch of undeveloped Florida coastline — is one of the most pristine and least commercialized beach areas in the Southeast. Cape San Blas and Port St. Joe are the two main real estate markets here, and they serve very different buyers.


What Each Market Offers

Cape San Blas is a narrow peninsula that juts into the Gulf of Mexico south of Port St. Joe. It is almost entirely undeveloped — no traffic lights, no chain restaurants, no high-rise condos. The beach is part of the St. Joseph Peninsula State Park system, and the water is some of the clearest on the Gulf Coast. Properties are almost exclusively elevated single-family homes and beach cottages. It is one of the most remote and natural beach destinations in Florida.

Port St. Joe is a small historic town on St. Joseph Bay, about 10 miles north of the Cape. It has a downtown with restaurants, shops, and a marina. Properties include waterfront homes on the bay, historic homes in the downtown area, and newer construction in surrounding neighborhoods. It is more of a town than a beach destination, though it has bay access and is close to the Cape.


Price

Cape San Blas Gulf-front and Gulf-view homes range from approximately $600,000–$2M+. The scarcity of buildable land (much of the peninsula is state park) and the pristine natural setting support strong values. Entry-level lots and smaller cottages start around $400,000–$600,000.

Port St. Joe is more affordable. Bay-front and bay-view homes range from $400,000–$1.2M. Historic downtown homes and inland properties start around $250,000–$400,000.

Verdict: Cape San Blas commands a premium for Gulf-front access. Port St. Joe offers more affordable entry points.


CBRA Zones: The Critical Issue for Cape San Blas

This is the most important thing buyers need to understand about Cape San Blas: a significant portion of the peninsula is in a Coastal Barrier Resources Act (CBRA) zone.

CBRA zones have four major consequences:

  1. No NFIP flood insurance — federal flood insurance is not available
  2. No FHA or VA financing — government-backed loans are not available
  3. No federal disaster assistance — FEMA assistance after a storm is not available
  4. Smaller resale pool — fewer buyers can finance the purchase

Not all of Cape San Blas is in a CBRA zone — some areas are outside CBRA and have normal financing and insurance availability. But buyers must verify CBRA status for any specific property before making an offer.

Port St. Joe has minimal CBRA exposure — most properties in and around town are outside CBRA zones.

Verdict: CBRA is a critical due diligence item for Cape San Blas. Port St. Joe buyers face minimal CBRA risk.


Rental Income

Cape San Blas has a strong vacation rental market. The pristine, remote character attracts buyers who specifically want to escape the commercial beach resort experience. Nightly rates for a well-positioned 3–4BR Gulf-front home run $300–$700+/night in peak season. The rental season is shorter than PCB or Destin (primarily May–September), but peak rates are strong.

Port St. Joe has a smaller rental market. Bay-front properties and homes near the downtown attract some vacation rental demand, but the market is much smaller than Cape San Blas.

Verdict: Cape San Blas has a stronger vacation rental market.


Hurricane Michael Impact

Hurricane Michael (Category 5, October 2018) made landfall near Mexico Beach — about 20 miles east of Port St. Joe. Both Port St. Joe and Cape San Blas experienced significant damage. The recovery has been substantial, but buyers should review the specific condition and repair history of any property in this area.


Who Should Buy Where

Buy on Cape San Blas if:

  • You want the most pristine, remote beach experience in Florida
  • Vacation rental income is a priority
  • You have verified the property is outside CBRA zones (or are comfortable with CBRA implications)
  • You want Gulf-front access in a natural, undeveloped setting

Buy in Port St. Joe if:

  • You want a small-town community feel with bay access
  • Affordability matters
  • You want to avoid CBRA complications
  • You prefer a historic town character over a beach cottage setting

FAQ

Is Cape San Blas in a CBRA zone?

Parts of it are, parts are not. CBRA status must be verified for each specific parcel. Do not assume — verify with the U.S. Fish & Wildlife Service CBRA mapper before making an offer.

Can I get flood insurance on Cape San Blas?

In non-CBRA areas, yes — NFIP and private flood insurance are available. In CBRA areas, NFIP is not available; private flood insurance may be available but is more expensive and harder to obtain.

How far is Cape San Blas from Port St. Joe?

About 10–15 miles by road. The drive takes 15–20 minutes.
