Destin: Destin offers a more varied lifestyle than PCB — the harbor, the fishing fleet, HarborWalk Village, and Sandestin Golf and Beach Resort add dimensions that PCB does not have. It is slightly less crowded than PCB during peak season and has a stronger year-round residential community.
30A: 30A is the most distinctive lifestyle on the Panhandle. The communities — Seaside, Rosemary Beach, Alys Beach, WaterColor, WaterSound — are architecturally regulated, walkable, and designed around community character rather than resort amenities. The coastal dune lakes are a natural amenity found almost nowhere else in the world. 30A is quieter than PCB and Destin, with a slower pace and a stronger sense of place.

30A has the strongest long-term appreciation story on the Panhandle. Supply is permanently constrained — there is no room to build more Gulf-front product. The communities are architecturally regulated, which preserves character and supports values. Demand from high-income buyers has been consistent and growing.
Destin has delivered solid appreciation, particularly in the Sandestin and harbor-front segments. The broader product mix means more variability — some segments have appreciated strongly, others have been flat.
PCB has delivered steady appreciation, particularly in the Gulf-front condo segment. The larger supply base moderates appreciation compared to 30A, but the market has been consistently strong over the past decade.
