Can Projected Vacation Rental Income Be Used to Qualify for a Mortgage in Florida?

This is one of the most common questions I hear from buyers considering an Emerald Coast vacation rental purchase. The answer depends on the loan type, whether the property has an existing rental history, and how the lender treats rental income.


Conventional Loans (Fannie Mae / Freddie Mac)

For conventional loans backed by Fannie Mae or Freddie Mac, the rules for using rental income to qualify are strict:

Existing rental income (documented on tax returns): If you currently own rental properties and have reported rental income on your federal tax returns (Schedule E) for at least 2 years, that income can typically be used to qualify.

Projected rental income on a new purchase: Fannie Mae and Freddie Mac guidelines generally do not allow projected rental income from a property being purchased to be used to qualify for the mortgage. The property has no rental history on your tax returns, so the income cannot be counted.


DSCR Loans (Debt Service Coverage Ratio)
