30A Is Primarily a Single-Family Market

Unlike Panama City Beach — where high-rise condos dominate the Gulf-front — 30A is primarily a single-family market. The planned communities that define 30A (Seaside, Rosemary Beach, WaterColor, WaterSound, Alys Beach) are built around cottages, townhomes, and single-family homes. High-rise condos are rare on 30A.

That said, condos do exist on 30A — primarily in resort communities like WaterColor and Seacrest Beach, and in smaller boutique buildings in communities like Rosemary Beach and Inlet Beach. Here is how they compare.


What Condos Exist on 30A?

WaterColor has the largest condo inventory on 30A — the WaterColor Inn and resort community includes condo units that can be purchased individually. These are resort-managed units with access to WaterColor's amenities (pools, beach club, tennis).

Seacrest Beach has condo-style townhomes and smaller buildings that function similarly to condos.

Rosemary Beach has carriage houses and some smaller attached units that are technically condos.

Inlet Beach has some newer condo buildings near the 30A/Highway 98 junction.

30A condos range from approximately $500,000–$1.5M depending on community, size, and Gulf proximity. WaterColor resort condos are typically $600,000–$1.2M.

30A single-family homes range from approximately $800,000 for a smaller cottage in a less-prominent community to $5M+ for a larger home in Seaside, Rosemary Beach, or Alys Beach. Gulf-front single-family homes are $2M–$8M+.
