I'm Kinsey Haddock P.A., a full-time Florida Broker Associate and REALTOR® with Coldwell Banker Realty. Over a 16-year real estate career, I have represented buyers and sellers in more than 100 transactions totaling more than $50 million in career sales volume. My work has taken me from Central Florida and Tampa Bay to Northwest Florida's Forgotten Coast and Emerald Coast.

Today, I help local and out-of-state clients buy and sell primary residences, second homes, vacation rentals, investment properties, condominiums, land, and new construction. More than $50 million in career volume is not just a sales figure. It represents years of negotiations, inspections, appraisal questions, financing requirements, insurance reviews, title work, surveys, association documents, and closing coordination.

An investor may need to weigh rental restrictions, operating costs, and realistic income assumptions. I use the experience from many different transaction types to help clients identify concerns early, understand their options, and move forward with confidence.

My publicly documented transactions include representing the buyer in the $1.7 million purchase of 278 Seabreeze Court in the Inlet Beach and Seacrest area. The five-bedroom, four-bathroom coastal residence closed on June 5, 2024. Emerald Coast MLS #939123 identifies me as the buyer's representative.

That transaction reflects my ability to guide clients through the luxury coastal market near Scenic Highway 30A. At the same time, my practice is not limited to one price point. I work with first-time buyers, relocating households, traditional homeowners, second-home purchasers, and investors, always matching the strategy to the client's goals.

Former Brokerage Owner With Broker-Level Perspective

My experience goes beyond showings and offers. During my career, I worked as a broker and owned and operated two real estate brokerages. Brokerage ownership requires a broader understanding of contracts, agency responsibilities, regulatory compliance, risk management, transaction supervision, marketing, and professional standards.

That background lets me look at a transaction from several perspectives: buyer, seller, agent, broker, and brokerage owner. Clients are not simply hiring someone to open doors or upload a listing. They are working with a professional who understands how to analyze, negotiate, coordinate, and manage a transaction when the details become more complex.

Experience That Matters When Things Get Complicated

Most transactions look straightforward at the beginning. The value of experience often becomes clearest when something unexpected arises. Common issues can include:

  • Insurance eligibility, flood-zone questions, and wind mitigation
  • Title defects, survey discrepancies, and condominium documents

No REALTOR® can guarantee a transaction will be free of challenges. What I can do is help clients understand the available options, coordinate with the right professionals, and negotiate according to their priorities. When specialized advice is needed, I help connect clients with lenders, title professionals, inspectors, insurance representatives, attorneys, contractors, surveyors, engineers, and property managers.

Coastal Homes, Condos, Land, and New Construction

Northwest Florida real estate calls for property-specific due diligence. For a single-family home, we may look closely at roof and mechanical-system age, insurance eligibility, flood exposure, wind mitigation, property condition, and resale potential.

For a condominium, a buyer is also becoming financially connected to the association, building, insurance structure, reserves, and future maintenance obligations. I help clients investigate budgets, reserve funding, special assessments, governing documents, rental and pet policies, building insurance, financing eligibility, pending litigation, parking, storage, and planned repairs.

Land and construction add another layer. Vacant land can involve zoning, surveys, access, wetlands, elevation, setbacks, utilities, septic requirements, and buildability. Builder purchases may involve builder-prepared contracts, lot premiums, upgrades, incentives, inspections, schedules, final walk-throughs, and warranty procedures. I help clients identify the questions that need answers before a commitment is made.

Second Homes, Vacation Rentals, and Remote Clients

Many Northwest Florida buyers begin their property search from another city or state. I regularly assist clients who need to evaluate homes from a distance through detailed video walkthroughs, virtual tours, community comparisons, inspection coordination, electronic contract management, and steady communication through closing.

Second-home and vacation-rental purchases also require a different lens. Beyond finding an attractive property, clients need to assess insurance, flood zones and elevation, association restrictions, property management, maintenance, utilities, furnishing costs, financing, rental limitations, and long-term resale value. For investment properties, I help clients gather and evaluate available rental information without treating projections as a guarantee.

Before real estate, I spent more than two decades representing manufacturers in the home-furnishings industry across multiple territories and internationally. That experience built the organization, communication, negotiation, and long-distance client-service habits that continue to support my remote clients today.
