The Emerald Coast Selling Calendar
February – April: Peak Selling Season
This is the strongest window for Emerald Coast sellers. Several factors converge:
- Out-of-state buyer activity is highest. Buyers from Georgia, Tennessee, Alabama, and the Midwest are actively planning purchases before summer. Many visit the coast during spring break and make offers.
- Inventory is still lean. The wave of new listings that hits in spring has not yet fully materialized, so competition among sellers is lower.
- Buyers are motivated. Buyers who want to be in their property by summer are working against a deadline, which creates urgency.

July – August: Weakest Selling Window
