The Investment Question Every Buyer Asks

"Should I buy on 30A or in Destin for vacation rental income?" It is one of the most common questions I get from investor buyers on the Emerald Coast. The honest answer is: it depends on your strategy, budget, and risk tolerance. Here is the full comparison.


Nightly Rates

30A commands premium nightly rates. A well-positioned 3BR home in Seaside, Rosemary Beach, or WaterColor can achieve $400–$900+/night in peak season (June–August). The 30A brand is powerful — guests pay a premium to stay in a named community.

Destin nightly rates are strong but lower than 30A's premium communities. A comparable 3BR condo or home in Destin runs $200–$500+/night in peak season. Gulf-front properties with resort amenities command the higher end of this range.

Verdict: 30A wins on nightly rate. The premium is real and persistent.


Occupancy

Destin has a longer effective rental season and higher year-round occupancy. The proximity to Eglin AFB and Hurlburt Field creates military and contractor demand that fills gaps in the tourist season. Destin's occupancy rates are consistently strong from March through October, with meaningful off-season demand.

30A has strong peak-season occupancy but a shorter effective season. The communities that restrict short-term rentals (Alys Beach, WaterSound) have no rental income at all. Communities that allow rentals (WaterColor, Seacrest Beach, Seaside, Rosemary Beach) have strong peak occupancy but less off-season demand than Destin.

Verdict: Destin wins on occupancy consistency and year-round demand.


Rental Restrictions: The Critical 30A Issue

This is where many 30A investment calculations fall apart. Several of the most desirable 30A communities prohibit or heavily restrict short-term rentals:

  • Alys Beach: Short-term rentals prohibited
  • WaterSound: Short-term rentals prohibited or heavily restricted
  • WaterColor: Short-term rentals allowed with restrictions (minimum stay requirements, registration)
  • Seaside: Short-term rentals allowed
  • Rosemary Beach: Short-term rentals allowed with restrictions
  • Seacrest Beach: Short-term rentals allowed

Destin has far fewer community-level rental restrictions. Most Destin condos and homes allow short-term rentals, and the city of Destin and Okaloosa County have not imposed the kind of community-level restrictions common on 30A.

Verdict: Destin is significantly more investor-friendly. 30A requires careful community-by-community due diligence.


Purchase Price and Cap Rate

30A entry prices are higher — $700K–$2M+ for a rental-eligible property in a desirable community. The higher purchase price compresses cap rates even with strong nightly rates.

Destin offers more accessible entry points — $400K–$900K for a Gulf-front condo or well-positioned home. Lower purchase prices improve cap rates relative to 30A.

Example comparison (approximate):

  • 30A 3BR home: $1.4M purchase, $80,000 gross rental income, 5.7% gross yield
  • Destin 3BR condo: $650,000 purchase, $55,000 gross rental income, 8.5% gross yield

These are illustrative examples. Actual income varies significantly by property, management, and market conditions.

Verdict: Destin typically delivers better cap rates and gross yields. 30A delivers stronger appreciation and brand value.


Appreciation

30A has demonstrated stronger long-term appreciation than Destin, particularly in the luxury tier. The scarcity of buildable land, strict architectural standards, and powerful community brands (Seaside, Rosemary Beach, Alys Beach) support sustained appreciation.

Destin has also appreciated strongly, but the larger inventory and more accessible entry points moderate the appreciation premium relative to 30A.

Buy on 30A for investment if:

Can I rent my 30A property short-term?

It depends entirely on the community. Some 30A communities prohibit short-term rentals entirely. Always verify rental rules before making an offer on a 30A investment property.

What is the tourist development tax rate in both markets?
